Ideally located in Walthamstow Village, this lovely two bedroom apartment is also close to popular Wood Street and the many amenities in Walthamstow town centre. There are also two tube and overground stations within easy walking distance.

IF YOU LIVED HERE…

Located in a semi detached Victorian villa, this two bedroom apartment has its own front door on the first landing inside the communal hallway. Once inside, a long hallway leads to all four rooms. The open plan living room and second bedroom are at one end, with the main bedroom and bathroom down three steps at the other.

The open plan main living space is a light filled and airy space, with a glossy wood floor and two large, sunny-southeast-facing windows. The kitchen sits neatly along the back wall next to two full-height built-in cupboards, leaving lots of space for a dining zone and lounge area. The pale neutral décor and stylish graphite grey kitchen give the room a contemporary feel, and built-in alcove shelves provide display space.

The main bedroom is at the quiet rear of the property with views over the garden. This has plenty of space for a large double bed and additional bedroom furniture. The second bedroom, which is also a double, has a picture window with views over the rear garden. Both bedrooms are carpeted for comfort. The smart bathroom has an art deco feel, with pale pink walls, a chequered floor, white metro-tiled wall, black heated towel rail, a fitted bath with a shower and screen, and a traditional-style floorstanding washbasin and WC.

The property is in excellent condition throughout and has double glazing and gas central heating.

WHAT ELSE?

- The property is less than a five minute walk from the historic and charming centre of Walthamstow Village with its eclectic range of independent shops and cafes, and you’ll find plenty more along nearby Wood Street.

- Walthamstow town centre, just over half a mile from your door, is also within easy walking distance. This has town centre services and amenities, including a wide range of local and high street stores.

- The road has a sense of quiet calm thanks to its location in a pedestrian and cycle zone.

- There are plenty of transport options. Wood Street overground station, which has direct 23 minute trains to Liverpool Street, is just a ten minute walk, and it’s 15 minutes to Walthamstow Central Station, which is has fast direct overground services to the City and is on the Victoria Line.

a word from the owner...

"We loved living here for the past 5 years, the flat is so cosy and in the perfect location in Walthamstow to access all the pubs, the village, gods own junkyard, woodstreet market and both Victoria line and overground. It's very peaceful, opposite a primary school, with not a lot of noise and we have looked after the property by opening up the living room, renovating both the kitchen and bathroom."

Our Local Guide:
Walthamstow

Addison Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
