A strikingly stylish two bedroom Victorian mid terrace with a south-west-facing garden and raised deck. Here you're sat on a leafy residential turning within easy reach of St James Street station, St James Park and Walthamstow Wetlands.

With 500 acres of boundless natural beauty, Walthamstow Wetlands is London's largest nature reserve. Ideal for stretching your legs surrounded by blue water and birdsong.

You'll be spending quality time with loved ones in your 350 square foot dual aspect through lounge, a superlative sociable space with a bay window, ornate period fireplace, smart timber floorboards and gorgeous green view to the rear. The dual aspect kitchen's next door, finished in a mix of teal and pure white with walnut worktops, recessed spotlights and slate effect flooring.

Step through the garden door here for your timber deck, a perfect place to entertain al fresco. Down the steps sits a lawn and planter beds with a shed to the rear. Head back inside and up to the first floor for your principal bedroom - it's a generous 150 square feet. A bay window frames leafy street views and engineered hardwood flooring flows underfoot. Bedroom two is a versatile generous single set to the same high standard, while your bathroom's home to a shower over the tub, white suite and heated towel rail.

Outside and St James Street station is a nine minute walk away and will get you directly to Liverpool Street in twenty. Or if you don't feel like walking hop on a bus on Markhouse Road to join the speedy Victoria Line at Blackhorse Road. Around the station sits entrepreneurial hub CRATE St James, plus a cluster of cafes. Enjoy a steaming coffee and hand-made treat at Incoming Coffee, Italian Bakery, St J's Cafe, Weirdough Bakery, The Curious Goat, and Beaten By a Whisker. Walthamstow High Street starts just next door to the station and is home to our famously long street market, while continue on for The Mall and Empire Cinema.

- Parents will be pleased to know the area enjoys fantastic early years and primary school provision. Nearby nurseries include Crazy 4 Kids and Giggle Tots, while there are twenty primary/secondary schools rated 'Good' or 'Outstanding' by Ofsted less than twenty minutes walk away.
- Date night? Three minutes around the corner is the Walthamstow Pumphouse Museum. And in the basement? One of our borough's best kept secrets,, serving up delectable South American cuisine in a decommissioned tube carriage.
- Or maybe you fancy a work out? Walthamstow Leisure Centre is six minutes' walk and home to a well-stocked gym, badminton and squash courts, a football pitch and dance studio.

a word from the owners...

"This was our family home for 10 years during which our daughter was born and grew up here. We loved the access to the marshes and local parks as well as the nearby Feelgood sports centre and pool, and the Queen Elizabeth Olympic Park and Aquatic centre. The street welcomed us with open arms and were soon on good terms with many of our neighbours which made us feel welcome and safe. We love the summer events including the E17 Arts Trail and the E17 Yard Sale Jumble trail. There’s everything on your doorstep for a young family or a professional couple as its close to an ever-increasing number of shops, great cafes, bars and the legendary Walthamstow outdoor market. If you need to go further afield E17 is extremely well connected by bus, tube, overland and of course cycle lanes!"

Our Local Guide:

Acacia Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
