3 Bedrooms

2 Baths

An artfully arranged and immaculately finished three bedroom terrace, generously proportioned throughout with a vast through lounge and twin bathrooms. Surrounded by green space and moments from the High Street, this is a fine family find.

London's largest nature reserve, Walthamstow Wetlands, is just a fifteen minute stroll away any time you want to escape the city entirely. With over 500 acres of wild blue and green space, you'll forget you're in London.

IF YOU LIVED HERE...

You'll be stretching out in almost 1200 square feet of elegantly appointed living space, laid out over three floors without ever sacrificing quality for quantity. That through lounge is a dual aspect delight, with natural light pouring over original timber floorboards for the entire twenty four foot length. To the rear your kitchen's decked out in cream and charcoal cabinets, with smoky grey vinyl underfoot.

A handy utility room and spare WC complete the ground floor before you head out into the garden for a neatly landscaped mix of lawn and patio. High timber fencing makes for a wonderfully secluded seating area at the end. Upstairs, you have a pair of sizeable double sleepers and your first bathroom – a sleekly chic affair in white and grey, while your expertly realised loft conversion houses your third double bedroom and handy en suite shower room.

Outside and you're less than a half mile on foot from St James Street station and our famous Walthamstow High Street. The former will whisk you directly to Liverpool Street in twenty minutes, while the latter is home to our historical street market, the longest of it's kind in the country and great for fresh produce. And don't miss the opportunity to get to know CRATE St James, a thriving social hub next to the station that's home to all manner of entrepreneurial endeavours from yoga studios to burger bars.

WHAT ELSE?

- Heading to the West End? Walthamstow Central is just one stop up from St James Street (or a twenty minute stroll from your front door) for direct links to Oxford Circus via the Victoria line.
- Local schools won't disappoint, there are twenty 'Outstanding' or 'Good' primary and secondary schools nearby, all less than a mile on foot. The 'Outstanding' St Saviour's CofE Primary is just three minutes on foot.
- Walthamstow Village is well worth the twenty minute stroll for its diverse range of independent wining and dining establishments. But for Date Nights even closer to home check supperclub.tube, a unique venue just two minutes away.

a word from the owners...

"We bought this house, our first home, together in 2013 and have since got married and had two children. We have loved our time here - starting our family and watching it grow - but for personal reasons we are now relocating from London. We will be very sad to say goodbye to this wonderful home, and to the street and local area which have been so welcoming and now feel like an extended family. We have particularly loved being so close to St James's Park, Walthamstow Wetlands and the marshes. The surrounding area has a good choice of local schools, excellent public transport links and a sports centre which are all big plus points. We've also really enjoyed spending time at the increasing number of independent shops, cafes and restaurants that have opened locally over the past few years. We hope that this house brings as much joy to its new owners as it has to us."

Our Local Guide:
Walthamstow

Acacia Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
