A bright and immaculate three bedroom family home, expertly developed over three storeys. You have a vast wealth of social space, twin bathrooms and a perfectly landscaped rear garden. It's all just a short walk from our famous High Street.

Good news for bike and nature lovers alike. You have secure bike hangers on your street and the 500 acre blue and green expanse of Walthamstow Wetlands, the largest nature reserve in London, is just five minutes pedal away.

IF YOU LIVED HERE...

Your entirely open plan ground floor will be taking your breath away on a daily basis. Thirty four feet deep with clear sightlines from front to back, it's an immaculate, artfully zoned space ideal for distributed families or the most demanding of social events. Oversized blonde herringbone hardwood runs underfoot, and highlights include an ebony hearth and mantel to the front and dramatic, cast iron radiators.

To the rear, your kitchen/diner is bathed in natural light from a huge skylight and an oversized set of patio doors. It all serves to illuminate an immaculate central chef's island, surrounded by cream cabinets and timber worktops. There's also a Dublin sink and smart white letterbox splashbacks. Step outside and your garden is every bit as flawless, an expertly landscaped mix of smoky patio, Trulawn and a raised timber deck.

The ground floor is rounded out by a handy cloakroom while head upstairs for your principal bedroom. It's a handsome 140 square footer, with bay window and elegant olive palette. Next door your family bathroom's a softly lit, boutique affair with shower over the tub, while your second double sleeper sits to the rear. Finally, your palatially converted loft is home to another substantial double, bright and skylit with a designer en suite shower room.

Outside, and it's just a half mile on foot to St James Street station, where the overground will speed you straight to Liverpool Street in just twenty minutes. Here's also where you'll find CRATE St James, our social and creative hub, home to all manner of independent entrepreneurs from craft taprooms to burger bars. Check out the Korean streetfood from new addition Green Choy. As if that wasn't enough, Europe's largest street market starts right next door. If you can't buy it here you probably don't really need it.

WHAT ELSE?

- Heading to the West End? Walthamstow Central is just one stop up from St James Street for a quick swap to the Victoria line. Alternatively, it's a twenty minute walk or five minute cycle from your front door.
- Parents will be pleased to find four 'Outstanding' primary and secondary schools all less than a mile away on foot. A further fifteen are deemed 'Good'.
- When it comes to your new local, we have to recommend a personal favourite. The Chequers is a splendid spot just half way up the High Street, with lovely food and a great beer garden.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Acacia Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
