3 Bedroom

1 Bath

An artfully presented, lovingly finished three bedroom 1930s family terrace, just moments from the rolling greenery of Highams Park. You have an exceptionally generous and naturally bright kitchen/diner, overlooking your lengthy rear garden.

With the loft space so far unexplored, you have plenty of scope to develop your new home still further according to the needs of you and yours, perhaps even adding an entirely new storey, as some of your neighbours have done (subject to the usual permissions).

First stop will be your front lounge, beautifully lit by that 1930s bow window, and with soft carpet underfoot it's a fine introduction. But your 180 square foot kitchen/diner to the rear is the real star here, with smoky grey herringbone hardwood underfoot, a seamless suite of glossy white cabinetry and matching, chunky worktops, all bathed in light from the patio doors and large windows.

Step out here for a timber deck descending to a lush length of lawn, well over fifty feet in all, sheltered by thriving greenery down one side and timber fencing down the other. Upstairs, now, where your principal bedroom basks in its own bow window and comes in at over 150 square feet, with soft grey carpet and royal blue panelling above the bed. A second double bedroom and a generous single complete the sleeping arrangements, while your metro-tiled family bathroom features both a freestanding ceramic tub and walk-in rainfall shower.

Outside and, as noted, it's less than five minutes on foot to the wide open greenery of Highams Park. Perfect for morning jogs, evening strolls and exercising furry friends, you can also follow the River Ching down to Highams Park Lake, created at the turn of the century by landscape gardener Humphry Repton. He's immortalised in the park's Humphry's Cafe, the perfect spot to enjoy the expansive views with coffee and cake.

- Parents will be pleased to discover two 'Outstanding' rated primary schools less than twenty minutes’ walk away, with a further fifteen primary/secondary schools rated 'Good', and just as close.
- Highams Park overground station is less than fifteen minutes on foot, or just three by bike. From here it's just twenty three minutes direct to Liverpool Street, or you can ride two stops and swap to the Victoria line at Walthamstow Central. Alternatively, you have a private driveway and drivers can on the North Circular in a little over five minutes.
- Fans of fine wines and craft beers are both well catered for locally. Just past the station you have the Vino Tap wine bar and Stag & Lantern Micropub, both experts in their fields.

Our Local Guide:
Highams Park

Abbotts Crescent, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
