A spacious one bedroom apartment with a private garden, on the ground floor of a low rise modern block. You're perfectly placed on a leafy residential street here, just half a mile from Lloyd Park, Hoe Street and the High Street.

Transport's a cinch, too. Walthamstow Central station is a twelve minute stroll or three minute cycle away and your gateway to the West End or the City - both reachable in twenty minutes direct. If you don't feel like walking a whole host of buses routes run from Forest Road around the corner.

You'll be waking up every morning to lovely green views over your private, south-east-facing garden from your bedroom. This sleeper's a solid double with floor to ceiling windows and a violet statement wall. Follow the flawless engineered timber floorboards into your bright and beautiful open plan living space. Coming in at over 550 square feet, it's a generous and easily zone-able space. The kitchen area comes with a smart white suite of cabinets, chrome splashbacks and geometric flooring, and there's plenty of space for lounging, dining and home working.

Slide open the French doors to step out to your sunny garden - an idyllic mix of timber decking, lawn and beds bursting with rosemary. It's all brilliantly private and a gorgeous spot for morning coffee. Elsewhere, your bathroom's a chic white space accented by sleek grey tiles and home to a walk-in shower and heated towel rail. Lastly, you've communal gardens outside, with benches, raised beds and lawn. Great for meeting the neighbours.

Wining and dining? The diverse, independent establishments of Walthamstow Village are just a twenty minute walk or six minute cycle. Be sure to try the authentic Iberian delights at Orford Tapas, the bistro delicacies at Eat 17 (the mussels with cider and shallots are out of this world!) or tuck into a healthy poke bowl at Peeld Poke & Acai. For Sunday lunches The Queens Arms, The Village Pub and The Castle will all see you right.

- Prepare to be entertained! Ye Olde Rose & Crown is an eight minute stroll away. Here you can catch some surprisingly well-known names testing out material prior to the Edinburgh Festival. Soho Theatre Walthamstow will be opening its doors soon, too.
- Cyclists have secure bike storage on site, perfect for making use of our borough's Mini Holland scheme and whirring through the dedicated cycle routes of Epping Forest or Hackney Marshes and the Olympic Park.
- To get your nature hit head to Lloyd Park's manicured gardens, perhaps picking up something delicious at the Farmers' Market on a Saturday morning. Alternatively, Walthamstow Wetlands' blue and green space starts a mile west.

a word from the owner...

"The moment I walked into this flat with its huge open-plan space and private garden I knew it was the property for me. It's been fantastic for socialising - dinner parties in the winter, BBQs in the summer, film nights in the massive lounge and most of all, having space for a treadmill and art studio at home. At 52sqm, it's bigger than many two-bed flats and would suit someone who enjoys having people over or wants space to pursue their passions. It's south-facing so it gets the sun all day and I'm going to miss how light-filled and airy it is. "

Our Local Guide:

Gainsford Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
