This perfectly formed and immaculately finished one-bedroom apartment sits on the ground floor of a stylish development in East London’s vibrant Clapton, with highlights including the bright open plan living space, private patio and allocated underground parking. The location is undoubtedly one of the top perks though - as well as easy access to dynamic bars and eateries, you’re almost entirely flanked by greenery and the meandering River Lea canal-side.

IF YOU LIVED HERE....

Once you’ve experienced having such modern surroundings, you’ll never look back…

Thanks to the large amount of natural light and spotless decor, your 618 square foot home enjoys a fantastic sense of space. If you work from home, you’ll appreciate that the generous kitchen/reception room has plenty of room for balancing all aspects of life - and the timber hues bring a lovely sense of warmth. Whether you’re cooking for yourself or others, you’ll enjoy utilising the kitchen area, which has smart cabinets, sleek worktops and integrated appliances.

The bedroom is just as immaculate with some fantastic in-built storage, while the bathroom is smart and contemporary with an over-tub shower. During warmer months you’ll love making use of your private patio, where the leafy foliage brings a great sense of seclusion. As for beyond, you’re surrounded (literally) by some brilliant open spaces, with Millfields Park and the River Lea covering space in all directions.

Head to the ever-popular Chatsworth Road for amenities including the Castle Cinema, where you can grab a drink at the bar there and enjoy one of the latest flicks without worrying about the schlep home. Right next to it, you’ll find the Hackney branch of beloved grocery store, Eat 17.

Getting around on public transport is a breeze, too; Clapton station is a 13 minute walk away, where commuters can jump on the Overground and be at Liverpool St in around 15 minutes. It’s also within easy reach of Dalston, Stoke Newington, Tottenham and Leyton and Walthamstow thanks to a great bus and cycle infrastructure.

WHAT ELSE....

- The Princess of Wales pub is known across the capital thanks to its lovely canal-side terrace and al fresco dining area - and it’s mere metres from your front door.
-With so much to see and do nearby it’s hard to know where to start! We recommend heading to the award-winning Sodo Pizza on Upper Clapton Rd. Fitness fans will be delighted to learn that you are only 0.6 miles from BLOK, a showpiece gym in a converted Victorian tram depot.
- After a huge rebuild, the Lee Valley Ice Centre has just reopened. The new venue offers a range of learn to skate courses, public skating sessions and lessons that suit all ages and abilities. Alternatively, The Lee Valley Riding Centre runs all sorts of courses for pony-loving amateurs and experts alike. Both are within a short walk away, so you’re in the perfect location for some new and unique hobbies.

a word from the owner...

"I have loved living in this flat. The area including the immediate access to nature, and getting to experience this all through the seasons every year for the last six years has been incredible for my mental health and wellbeing. Going to the Tram Store for coffees and brunch, or Millfields cafe for a pastry; up Chatsworth Road for the Sunday Markets and a walk around the waterbeds when I want some fresh air after working from home all day. There is a real sense of community here, and going to the Princess of Wales for a drink in the evening and getting to chat to all the dog walkers in the area has made this whole area feel like home. I'm really going to miss it more than I can say. It's been perfect."

Our Local Guide:
Hackney

142a Lea Bridge Road, Hackney — Stow Brothers

Where do you start with Hackney? It can feel like it’s all been said before, but, of course, it can’t have been because the area is constantly evolving, which is what keeps it so fresh. It’s just what happens when a neighbourhood has such a high population of creative innovators.

Even fans of Hackney’s scruffier edges love the imaginative ways that the area has been regenerated, with thoughtfully-designed stores, bars and coffee shops sitting comfortably alongside sleek architecture and beloved institutions such as Ridley Road Market.

Despite all this urban buzz, the area has a surprisingly large amount of green space, including Hackney Wick, Victoria Park and London Fields, which fill up with a mix of visitors and locals at weekends. Whether they go on to have food at a Michelin-starred restaurant, a pint in The Talbot or a swim in the lido, they’re all united in their love of this most unique community.
