Our Fees For Tenants
(All tenants fees are inclusive of VAT @ 20%)


BEFORE YOU MOVE IN: 

Reference Fee
£ 102 per tenant


-Referencing of each applicant (including identity, immigration and visa confirmation,
financial credit checks, obtaining references from current or previous employers or 
landlords and any other relevant information to assess affordability) 

-Processing the application, and associated paperwork.

Tenancy Set-Up Fee 
£180 for up to two tenants


-Set up of Tenancy Agreement for all successful tenants, including contract negotiation on 
behalf of tenants and landlord and amending the contract in line with agreed terms.


Guarantor Fee
£102 per guarantor (if required)


-Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy
Agreement

Permitted Occupier Fee
£60 per permitted occupier


-Explaining to any permitted occupier their rights and responsibilities towards the named
tenant(s) and landlord as well as the provision of documentary guidance and assistance 
during the tenancy


DURING YOUR TENANCY:

Tenancy Amendment Fee
£180


-Contract negotiation, amending terms and updating tenancy agreement during your tenancy

Renewal Fee
£36 per person


-Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

OTHER FEES AND CHARGES:

Lost Security Items
£36 plus item cost


-Obtaining necessary permissions, sourcing providers and travel costs to replace security keys, fobs etc

Out of Hours Services
£48 per hour  


-Plus any actual costs incurred
-Where actions or neglect of the tenant results in the agent (or nominated contractor) 
attending the property, time to remedy the situation is charged at the hourly rate

Unpaid Rent / Returned Payments
£60 plus Interest at 8% above Bank of England Base Rate from date due


Professional Cleaning (if required)
£36 per hour, which will be deducted from the Security Deposit


-This fee is only charged where professional cleaning is necessary to return the property

to the same condition as at the start of the tenancy.

Check-Out Fee
£60 


-Attending the property to undertake an updated Schedule of Condition based on the
original inventory and ensuring you understand your obligations
